Monthly Maintenance Calendar

March — Spring Activation

All indoor and outdoor units are tested as they switch to cooling mode. Refrigerant gas pressures are checked. The coil dirt that accumulated over the winter is cleaned with treated water. Drain lines are cleared. Filters are replaced or cleaned.

June — Before the Summer Peak

A final inspection visit is made before the summer peak loads. Compressor current and voltage values are measured. Capacitor and contactor values are tested. A refrigerant gas leak scan is carried out.

September — Summer Wear Assessment

The wear caused by intensive summer use is examined. Compressors are evaluated thermally and in terms of current. All filters are replaced. Drain lines are reviewed again. The heat-pump mode is tested.

December — Winter Performance Check

The defrost cycle is tested. The outdoor-unit heaters are checked. For the winter months, refrigerant gas pressures are measured in heating mode. BMS energy data is analyzed and anomalies are reported.

  • Check that all indoor units are running and not showing an error code
  • Confirm there are no foreign objects, shrubs or obstructions in front of the outdoor unit
  • Compare BMS energy data with the previous month to spot any abnormal increase in consumption
  • Inspect the drain pans for any water accumulation
