Choosing an air conditioning system for commercial buildings is a far more complex engineering decision than residential applications. Selecting the right system for offices with different orientations and façades, shopping malls overloaded at peak hours, or hotels where guest comfort is critical makes a major difference both in initial cost and in annual operating expenses.

System Comparison by Commercial Use Case

Office Buildings (500–5,000 m²)

For open-plan offices, cassette-type or concealed-duct air conditioners are ideal aesthetically. In offices divided into several sections, a VRF/VRV system combines comfort and savings by offering independent zone control. For offices under 500 m², a multi-split system can also be a cost-effective option.

Shopping Malls and Stores

High ceilings and crowds of people dramatically increase the cooling load in shopping malls. For large malls, a chiller + air handling unit (AHU) system is preferred; for medium-sized stores, a high-capacity VRF system is a suitable alternative. Fresh-air ventilation integration is essential for odor and air quality control.

Hotels

Independent control of each room is essential for guest comfort. For hotels of 50 rooms or fewer, a VRF/VRV system balances individual room control with operational convenience. In large hotels of more than 100 rooms, a chiller + fan-coil system or a four-pipe VRF can be preferred. Smart thermostats that can automatically set back when a room is empty significantly curb energy use.

Hospitals and Clinics

In healthcare facilities, air conditioning must meet air quality and sterility requirements beyond standard comfort applications. An engineering project is mandatory for special requirements such as air handling units with HEPA filters, negative/positive pressure rooms and 100% fresh-air supply.

Energy Management for Commercial Systems

In commercial buildings, air conditioning can account for 40–60% of the total electricity bill. For this reason, BMS (Building Management System) integration, after-hours setback scheduling, CO₂-sensor-based ventilation control and energy-monitoring systems have become standard requirements in commercial projects.
