Cleaning the air conditioner's filter is not enough to fully sanitize the inside of the unit. Over time, biofilm, mold and bacteria colonies form on the surfaces of the evaporator coils, the fan barrel and the drainage channel. What Is Air Conditioner Sanitizing (Antibacterial Treatment)?

Air conditioner sanitizing is the process of applying special antibacterial and antifungal chemicals to the coil surfaces, fan barrel, air channels and drain line inside the indoor unit. These chemicals kill the bacteria, mold, fungi and algae already present, while some of them also leave behind a lasting protective layer that prevents biofilm from forming.

The Difference Between Sanitizing and Standard Cleaning

In standard cleaning, the filters are washed and visible dirt is removed. In sanitizing, the target is the microorganisms that cannot be seen with the naked eye. Carrying out both processes together makes the air conditioner as safe as possible from a health standpoint. Sanitizing is essential in particular when a bad smell comes from the unit, when a device that has been unused for a long time is switched back on, and during spring maintenance.

1. Initial Assessment and Shutdown

The technician first switches the air conditioner off and removes the filter, cover and indoor-unit accessories. The floor and furniture are covered with a protective sheet.

2. Mechanical Cleaning

The coil and fan barrel are cleaned mechanically with pressurized water and detergent. The surfaces are rinsed and residues are removed.

3. Antibacterial Treatment

Using a fine spray gun, an approved antibacterial solution is applied evenly to all interior surfaces. After the chemical is left to act for a few minutes, the surfaces are rinsed; residue-free formulations are preferred.

4. Drain Line Disinfection

The drainage channel is cleaned with an antifungal solution; this prevents algae from forming in the weeks that follow.

5. Testing and Reporting

The air conditioner is run to check airflow and odor. A service record together with the safety data sheets for the chemicals used is handed over.

How Often Should It Be Done?

For home use, sanitizing once a year is sufficient. In busy and sensitive environments such as restaurants, hospitals and nurseries, applying it every six months is recommended. When a bad smell comes from the air conditioner, however, it should be requested without delay.
